Q: How big is the MiniSuite?
A. Typically 10 feet wide x 12 feet long x 10-12 feet high - 120 sf
*We can discuss the possibilities of a smaller or Larger MiniSuite if 120 sf is too small/large for your lot.
Q: What comes with the MiniSuite?
A: MiniSuite models are endless and can be utilized however you want them to utilized. Included in these MiniSuites are:
Full-finished exterior and interior with lights and electrical outlets, painting, upgraded flooring, base board windows, mini-blind double door, and accessories such as shelving, and a wall-mounted air conditioner unit.*

*Customers can customize their MiniSuite based on available suite accessory packages. Final price is based on their selection.
Q: Do I need to take out any permits?
A: Typically, a permit is not needed for the construction of any structure under 120 sf. If a permit is needed (most likely if installing electrical), the home owner or the licensed contractor can pull it.
A.1: Depending on how you plan on utilizing your MiniSuite and if you want to add electricity, city/county zoning regulations may require permits for adding electrical power to your unit.
Q: Who qualifies for a MiniSuite?
A: Anyone can purchase a MiniSuite, however there are some things you will need to consider prior to your purchase:
Do you own your property?
Do you rent, live in a townhouse or condo, and/or pay HOA fees? If yes, you will need to consult with your landlord or HOA to see if they allow you to install a unit on your property. A certified statement from the landlord/HOA will be required prior to performing any work.
Location: Do you have adequate space to place a MiniSuite within your property boundaries? Depending on your city and/or county regulations, the following setback requirements may change:
Side Setback: 4-5 feet
Space between primary home and proposed structure: 6-10 feet
Up-Front Costs. We ask for a Good-Faith Material Deposit to all of our customers to help with the procurement of the material and resources needed to complete the project. I understand times may be tough, but in order to begin construction, our team needs to be sure that we have the initial deposit first. There are also many great options out there that can help you finance your MiniSuite:
Take out a Personal Loan - Depending on your credit, loans may be available anywhere between $5,000 - $100,000
Home Equity Loan or Home Equity Line of Credit (HELOC) - Allows you to borrow against the equity on your home
Q: Are there any additional fees beyond the construction of the physical Shed itself?
A: We like to be transparent with our clients. Below are preliminary questions we will ask you before quoting you for your MiniSuite:
Tell us more about your property layout. Do we need to do a *site visit?
Do you have enough setback in between your property structures?
Is there access to the backyard through a side gate?
Is there electrical plug-in access within 50 feet of the project site?
Is there contractor parking space within 100 feet of the project site?
Tell us more about your installation surface? Is your property site level?
Permit Fees:
Unit Installation
This will depend on city/county regulations. However, typically there are no permits needed for structures less than 120 sf, unless it is made to be habitable.
If Adding Electricity
Permits are required if electrical power is added to the unit.
Who pulls the permit? A licensed General/Electrical contractor hired to perform the work.
Who pays for electrical work? Customer pays electrical contractor fees and the associated engineered-designed plan, and permit fees.
*Site/Video Consultation when introducing power to Suite since cost to route power is dependent on current site conditions. Customer pays for debris removal offsite and any related dump fees.
